1The $150 vs $900 house
When I listed a house as an agent, photos were one line on a longer list: stills, a video for social, drone if the lot mattered, a floor plan because buyers ask, twilight for the hero shot, verticals because that's where buyers scroll. Six needs. Most photographers sell one of them โ then wonder why the invoice is $150 and the agent shops price.
The agent doesn't want six vendors. They want one text: "It's listed โ handle it." Be the person who answers that text.
2What a listing launch actually requires
| Deliverable | Where the agent uses it | How often they need it |
|---|---|---|
| Stills (25โ40 photos) | MLS, Zillow, flyers | Every listing, no exceptions |
| Video walkthrough | Social, YouTube, email to buyers | Most listings $350K+ |
| Vertical clips (15โ60s) | Reels / TikTok / Stories โ where buyers actually scroll | Fast-growing; young agents ask first |
| Drone / aerial | Lot lines, acreage, water proximity, roof | Land, luxury, anything with a view |
| Floor plan | Buyers' #1 requested extra | Increasingly standard |
| Twilight (real or virtual) | The hero shot โ first photo on the MLS | The listing-winner for $500K+ |
3The rule: never turn down work
When an agent asks "do you do floor plans?" the answer is yes. "Can you fly a drone?" Yes. Whether you personally do it is a separate question โ and the agent doesn't care about the answer.
Every "no" sends the agent shopping. And the drone guy they find will happily quote stills too. You didn't lose a $200 add-on โ you opened the door to losing the whole account.
When they ask for a service you don't personally do
Yep โ floor plans are part of my launch package. I'll have it delivered with the photos Thursday morning.
(Then you book the floor-plan tech. The agent never needs the org chart.)
The other side of the table
As an agent I once dropped a genuinely great photographer because I needed drone + floor plan on a lake listing and he said "I just do photos." The guy I replaced him with was a worse shooter. He got all my listings for two years, because every time I asked "can youโ" the answer was already yes.
4Three ways to fulfill everything. Pick per job.
| Just the Photos | Photos + Hire Out the Rest | Do It All Yourself | |
|---|---|---|---|
| You personally do | Stills only | Stills + video | Everything |
| You hire out | Everything else โ drone, video, floor plans, editing | Drone, 3D, floor plans, editing | Nothing (maybe editing โ see Lesson 6) |
| Gear cost | Lowest (~$1,200) | Middle (~$2,500) | Highest ($6K+, plus licenses) |
| Margin per job | Good | Better | Best โ until your calendar caps it |
| Best for | Starting this month | Most of you, by month 6 | High-volume operators who love the craft |
What's constant across all three: you own the client. The agent calls you, pays you, and never learns how the sausage gets made. Paying a drone pilot $150 to deliver a $250 line item isn't losing $150 โ it's making $100 for a phone call and keeping an account that would've drifted.
5The full menu โ with your margin when you hire it out
| Service | You charge | Cost if hired out | Your margin (no shooting) |
|---|---|---|---|
| Stills | $200โ$350 | โ (you shoot) | โ |
| Video walkthrough | $250โ$400 | $100โ$175 (shooter or editor) | $150โ$225 |
| Vertical clips | $100โ$200 | $30โ$60 (edited from your footage) | $70โ$140 |
| Drone package | $200โ$250 | $100โ$150 (Part 107 pilot) | $75โ$120 |
| Floor plan | $75โ$150 | $20โ$40 (scan app + cleanup service) | $50โ$110 |
| Virtual twilight | $25โ$50/photo | $5โ$10/photo (editor) | $20โ$40 |
| Real twilight shoot | $150โ$250 | โ (you shoot, 30 min) | โ |
Read the right column again. That's revenue that requires a text message, not a shutter press. This table is why "never turn down work" isn't a hustle slogan โ it's arithmetic.
6Sell bundles, not ร la carte
A menu of fourteen line items makes agents do math, and agents doing math default to cheap. Three packages, middle one built to win:
| Package | What's in it | Price (mid-market example) |
|---|---|---|
| Essentials | Stills only, next-morning delivery | $275 |
| The Launch โ | Stills + video walkthrough + 2 verticals + floor plan | $549 |
| Premium Launch | Everything + drone + twilight hero shot | $849 |
The Essentials package exists to make The Launch look obvious. The Premium exists to make The Launch look reasonable. Most agents take the middle. Some take the top. Nobody has to think โ and nobody asked you to justify $549, because it's not a number floating alone anymore.
Quoting the bundle (text or call)
For Oak St I'd do The Launch โ photos, walkthrough video, two verticals for your socials, and the floor plan, all delivered by 9 AM the morning after the shoot. $549. Want me to hold Thursday morning?
7The upsell triggers โ what to pitch, when
Add-ons don't sell from a menu. They sell when a specific feature of the listing makes one obviously right. Train yourself to spot the trigger and say the line:
| You notice | You pitch | The line |
|---|---|---|
| West-facing front, or any water/skyline view | Twilight | "This one's a twilight house โ that's your MLS cover shot. I'll swing back at dusk, $175." |
| Acreage, corner lot, big backyard, pool | Drone | "You can't see what this lot is from the street. Two aerials fix that โ $200 on the same invoice." |
| Unusual layout, buyers will ask "where's the third bed?" | Floor plan | "Layout's the story here. Floor plan stops the 'is that bedroom upstairs?' calls โ $95." |
| Agent under 45 or active on Instagram | Vertical clips | "I'll cut two verticals for your Reels while I'm here โ $120. That's where the buyers for this one are scrolling." |
| $600K+ listing, agent competing for the seller | Full video walkthrough | "At this price point the seller expects a film, not a slideshow. Walkthrough adds $250 and wins you the next one on this street." |
| Listing sat 30+ days with old photos | The relaunch | "Fresh photos read as a new listing to buyers scrolling past. Half-day turnaround, and the price drop lands twice as hard." |
Every line gives the price in the same breath as the pitch and ties it to something the agent gets: the cover shot, the calls avoided, the next seller. Pitch at booking or on-site, never after delivery. On-site is strongest, because the trigger is standing right in front of both of you.

Three questions. One shot each.
1. An agent asks for a service you don't personally perform. You say:
2. How do you present your services?
3. You charge $250 for drone, a Part 107 pilot costs you $150. That deal is:
