Ask the agent
Real estate photography questions, answered from the other side of the table.
These are the questions photographers actually ask, in their words, from forums, comments and my inbox. I answer them the way I would have as the agent deciding who gets the listing. Not better photos. What the agent sees.
Got one? Email info@cineminn.com. If it is a question more than one of you has, it goes on this page.
Pricing & packages
What to charge, how to say it, and why a bare rate loses the job.
How much should I charge for real estate photography?Quote a package, never a rate. Three packages on one page, the middle priced for the agent you want, and the sentence to say when she asks how much.
Am I charging too little for real estate photography? If no agent has ever pushed back on your price, yes. Why the $150 to $200 raise loses agents anyway, and what to send your three agents instead of a raise.
Real estate photography pricing: per photo vs square foot vs packagesPackages. Per photo teaches her to count; per square foot makes you do math on the phone. Three packages, one square-footage question, sell the middle.
How do I price photos, video and drone as one package?Stop adding it up. She reads one price against one commission. Add-ons die on drone, so bundle it, and let the order page sell video after she picks.
Going rate for real estate photography in a small market? The small-market going rate is the floor, not your price. Price against the commission, build the middle package around the gap, call your A list first.
How do I raise real estate photography prices without losing clients?Don’t send a raise. New inquiries get a three-package sheet first, the raise runs on a schedule, and your regulars get a menu and a date, not a number.
An agent says I’m too expensive. Am I?Count her listings first. Under ten a year, she isn’t who you’re building for. Ten-plus, ask ’expensive next to what?’ and know your own average ticket.
How much should I charge for twilight, floor plans and virtual staging?Give away what costs a click: virtual twilight and the floor plan go inside the middle package. Charge for what costs a trip. Sell video after the yes.
Should I put my prices on my website?Yes. If she has to click or call for a price, she’s on the next photographer’s page. Offer up top, three packages under it, your work and face below.
How do I quote a 5,000 square foot house?Ask the square footage before you say a number. Let the photo count climb the sheet. On a mansion, drone, twilight and video are the minimum.
Should I shoot exclusively for one real estate agent?Exclusivity is a price, not a yes or no. Pull her last 12 months on the MLS, reply with a retainer number, and hand her the exclusives that cost nothing.
How do I get agents to value quality over the cheapest option?Agents can’t see quality. They can see friction. Swap the bare rate for three packages on one page. To good agents, cheap reads as risk.
How much extra should I charge for drone photos? The right number for ’extra’ is zero. No agent pays a $199 drone add-on. Put aerials inside your top two packages and let the house decide.
How do I stop undercharging for real estate photography? You’re not underpriced, you’re unpackaged. One number gets compared; three get chosen. Sheet every new agent today and give your six regulars a date.
Should I lead with video instead of photos in real estate? No. Nobody clicks the video page. Photos at full price up front, video at half off in the cart after the yes. Sell 20 days of posting, not one video.
The agent wants a discount. What do I say?Photos stay at 100%. Discount the upsell: first video half off. Twilight and floor plan are bonuses, not cuts.
How do I set up a retainer for an agent who lists ten homes a month?A retainer sells your calendar, not a discount. Reserve two mornings a week, price it off the package she buys, bill on the 1st, three months minimum.
Getting agents
The first message, the follow-ups, and who to send them to.
How do real estate photographers actually get clients? You don’t have a client problem. You have no weekly routine. Build a 25-agent list, send ten messages every weekday, and plan for eleven touches.
The agent went quiet after my real estate photography quoteShe didn’t ghost you. Your quote was homework read in a driveway. Send three packages on one page with a date, and follow up with a reason.
I messaged 100 realtors and nobody replied. What now?Don’t send a thousand. Your message was about you and your list was random. Pull 25 agents with active listings and send one observation and one question.
What do I say when an agent says ’I already have a photographer’?Say ’good.’ Every agent worth calling has a photographer. Be the backup, ask what they never asked, or take the twilight, video and luxury lane.
How do I find the agents who actually list homes in my market? Not on Instagram. Sort your area by listings in the last 12 months, keep the top 20, tier them A, B, C. The agent with 15-plus listings isn’t posting.
The cold email real estate photographers should send agentsOne observation about her listing, one small question, stop. No price, no experience, no availability. The message you can’t send is about you.
Cold call, text, email or DM: what actually works with agents?Pick one. Text or DM every day, and call the second she replies. Cold calls get Monday to Wednesday or Saturday. The channel matters less than the rhythm.
How many times should I follow up with a real estate agent?Seven to eleven touches, and our data says eleven. Day 0, 2, 4, 7, 14, each one carrying something new. The breakup on day 14 pulls the most replies.
How do I get real estate photography clients with no portfolio? The portfolio is a weekend. Shoot exteriors of listings in your zip, borrow one model home for video, and put one photo in the message instead of a link.
Should I walk into a brokerage, and what do I say?Yes. Bring only the camera, ask who you talk to about becoming a media partner, sponsor the sales meeting, and pitch the brand, not the price.
What is a broker open and why should I be there?A broker open is Tuesday lunch at a new listing, and every agent you’re texting is in the kitchen. Find this week’s tonight and bring the camera.
Is real estate photography too saturated to start in my market?Count agents, not photographers. Agents can’t name your forty; they call whoever answered last time. Start with ten who have phone photos.
I got my drone license. Where are the clients?Agents don’t buy drones. Cut ’licensed pilot,’ take the price drop back, put five aerials in a package, and message listings with no aerial.
Does Instagram actually get real estate photography clients?Instagram works, just not the feed. Send 20 warmed DMs a day to agents with weak listing photos, and post one behind-the-scenes story per shoot.
No real estate photography clients yet. Where do I start this week? It’s a list, not a portfolio. Build 100 names from Zillow’s Coming Soon filter, send ten first touches a day, and hit one broker open on Tuesday.
How do I build a real estate photography portfolio without free shoots? No permission needed. Shoot exteriors and empty new construction, trade one free model home for introductions, and send the opener with nothing attached.
How do I sell video with no video portfolio? One video and one true sentence. Shoot a builder’s model home, say ’we just added video,’ and pitch the listing that’s sat 90 days before the price cut.
What do I say in a 15-minute presentation to a brokerage?Skip the gear slide. Sell the vacation, not the plane ride: old way vs. media partner, close on ’what do your agents need most,’ and discount video only.
Which real estate agents should I ignore?Ignore the two-deal agents and the huge teams with an in-house social hire. Sort by listings in the last 12 months, tier A, B, C, and talk to the top 20.
Landlords, builders, Airbnbs: who else pays for real estate photos?Landlords with ten-plus doors, short-term rental hosts on the city registry, and builders’ model homes. No seller to impress, one volume offer.
How do I look professional when I’m just starting out?Stop announcing it. Cut every sentence about you, send one observation about her listing and one question, and text back within the hour.
Keeping agents & delivery
Why agents stop calling, and the folder that keeps them.
Why did all my real estate agents disappear at once?Nine agents in one month is one cause, not nine. Call the three you were closest to and ask one question: did you slow down, or did you switch?
Why do real estate agents stop booking me?She loved the photos and still went quiet. Four reasons agents stop booking, none of them photography: turnaround, delivery, verticals, a late reply.
What turnaround time do real estate agents actually expect? She’s right. Agents count mornings, not hours. Promise a clock time, 9 a.m. next day, and build the shoot day backward from it.
Dropbox, Google Drive or a delivery site: how should I deliver photos?A free Drive link hands her a folder and tells you nothing. A $5 delivery site hands her a property site, and hands you the stats and the cart.
What does the MLS actually need from my photos? The MLS needs a file she can upload without thinking. Two export sizes, 25 to 32 photos, numbered in walk order. Ten minutes of setup, once.
How do I get real estate agents to leave a review?Agents hide their photographer on purpose. A review is a referral to the agent across the hall. Ask for one line, then ask for the referral instead.
A cheaper photographer is undercutting me. Do I lower my price?Don’t match him. Photos stay at 100 percent; discount one upsell instead. Then build what a cheaper photographer can’t copy, so price isn’t why she stays.
Do real estate agents actually want video, and which kind?Agents don’t want video. They want views and a buyer who calls. Cinematic 16:9 is branding, a fly-through is your edge, vertical 9:16 gets her the call.
How do I get repeat business instead of chasing new agents?Repeat business is a product, not a hope. Six questions before the shoot, ten things and a gift at delivery, one next-listing line in every email.
How do photographers actually pull off same-day delivery? The same-day photographers aren’t faster editors. They stopped editing. A six-hour editor, a 9 a.m. promise, and a 40-minute shot list.
An agent said ’We found someone cheaper.’ What do I say?Don’t match, don’t argue. Wish her luck, ask if he delivers by 9 a.m., go quiet. Then make delivery so boring ’cheaper’ has nothing to compare to.
My regular real estate agents went quiet. How do I win them back?’Just checking in’ has no answer, so she writes nothing. Send news, a win, or a date to hold. Then build a 60-day list so nobody goes quiet twice.
Running the business
The week, the hire, the slow months, and the ceiling.
Can you make a full-time living in real estate photography?Yes, but not the version you’re picturing. A living is built on agents who book you twice, not better photos or connections. Three tests before you quit.
How many shoots a week do I need to quit my job?Twelve a week is the most one person can ship. Divide your monthly number by your average ticket and by 4.3. Over twelve, fix the price, not the schedule.
When is it safe to go full time as a real estate photographer?Safe is two numbers: six to twelve months of cash, or the business covering half your bills, measured on your worst month. Hit either and set the date.
What does a full-time real estate photographer’s week look like?Three jobs: shoot, deliver, sell. Shoots before one, thirty minutes of sourcing each morning, ten first-touches each afternoon, broker open Tuesday.
When should I hire my first real estate photo editor?Edit your own until it caps your shoots or pushes delivery past 9 a.m. Then hand it off at fifty cents a photo, with a four-line standard in writing.
What should a virtual assistant do for a real estate photographer?Your first hire takes the calendar, not the camera: booking, confirming, lockbox codes, invoices. One VA replaces three hires. Pricing stays yours.
How do I pay a second shooter: hourly, per job, or a split?Flat, never a split. Cineminn pays $50 an hour, about $120 on a standard listing. He shoots and uploads; you own the agent, the edit and the delivery.
How do I keep quality consistent when someone else is shooting?Write the standard down, run every set through one editor, and have the shooter do a test house first. Consistency comes from the edit, not the shooter.
How do I grow past being the only person who can shoot?Three hires, in order: the bottleneck (editing or the inbox), a second shooter once the standard is written, then someone who runs it. Camera last.
Should I partner with another photographer on a 60/40 split? No. A split settles who shoots, not who owns the client. Agents book one name. Subcontract under one brand at a flat rate, then fix slow with outreach.
Do I need an LLC for real estate photography? Not before your first shoot. Agents check your photos and your clock, not your entity. Shoot first, separate the money, then file. Insurance matters more.
What insurance does a real estate photographer need? What the vendor form asks for. Usually liability plus gear, drone if you fly, sometimes E&O. Price the premium inside the package, not on the invoice.
Do I need a contract with real estate agents? No. Agents won’t sign a contract for a $390 shoot. Put three terms in the checkout, release photos on payment, and collect in order: text, email, broker.
Who owns the photos, me or the agent? You usually do; she bought a license for her listing. One license line in your checkout turns the relist into a two-price text: re-license or reshoot.
Is Part 107 worth it for real estate photography?Don’t stop everything for the license. Count the drone gap in your market, put drone inside the package, hire a Part 107 pilot at $75 a shoot.
I have a website and no clients. What am I missing? The thing that goes. A site is where she checks you after you text, not where she finds you. Fix the first screen in twenty minutes, then send messages.
Why am I booked solid but making less as a real estate photographer? You hit the ceiling at the old price. Twelve a week is the most one person ships. Raise the price before you add a shoot, then hand off the texts first.
Should I outsource my editing, and what’s a fair price?Yes, once editing is what you do badly while tired. Fifty cents a photo is the price. Hand over a one-page look, not a folder, and test two editors.
How do I get found on Google for ’real estate photographer near me’?Join your MLS as an affiliate; that one backlink took Cineminn from spot 30 to the top. Then a city page with prices, the 9 a.m. promise and your face.
It’s Friday and nothing is booked next week. What do I do?Text the last twenty agents who paid you, one line. Build on Monday, drive the new listings, set your winter number in a busy week. No discount post.
A builder offered me a full-time job. Take it or stay independent?A builder’s salary is one client with a badge. Counter with a monthly retainer for a set scope, 90-day term. Take it only if you have nothing to lose.
Bold takes
Opinions from the other side of the table.
Should I shoot for free to get my first real estate clients?Free isn’t the mistake. Free photos are. Keep photos at full price, discount the upsell, and the one time free is fine, with an ask attached.
How do I compete with the $99 real estate photographer? You don’t win a race to free. You leave it. The $99 agent is loyal to the discount, agents don’t pay for photos, and one sentence goes above the price.
Should I use Snappr, Thumbtack or Bark to get real estate jobs?Take the jobs, don’t move in. A marketplace job is a shift, not a client. Work each one as a lead you paid for, then build one source you own.
Should I stop calling myself a real estate photographer?Yes. A photographer is a line item, and line items get compared on price. Say Real Estate Marketing where she reads it, and talk in her words.
Is it too late to start real estate photography in 2026?No. The $99 end of the market died; your end didn’t. Where the money moved, why agents fire photographers weekly, and the gap to buy in your zip.
Do I need Matterport or a 360 camera to compete? No. 360 is dying and agents know it. Buyers scroll photos, agents pay for the package and the promise, and you buy gear by the gap, not the ads.
What’s the minimum gear to start a real estate photography business?Nothing. The camera was never the gate. You’re missing a three-package page, a 9 a.m. promise and 100 agent names, and none of them cost a dollar.
Will AI kill real estate photography?Yes and no. AI takes the editing, not the appointment. Why agents never hired you for the pixels, and the one line on your sheet to move to the top.
How much do real estate photographers actually make?A solo shooter’s ceiling is twelve shoots a week. One studio’s real range, busy and slow, and the line of math that sets your number: price times weeks.
An agent didn’t pay my invoice. What’s my collections process? You don’t need one. The text that gets a three-week-old invoice paid, why payment is a checkout and not a document, and the number worth a fight.
Should I offer pay-when-the-house-sells to real estate agents?Yes, with rules. Cineminn runs a pay-at-close option busy agents book us for: a price for waiting, paid through title, a cap, and who never gets it.
